Covid – 19. We appreciate that the situation regarding Covid - 19 is constantly changing. However we recognise that:

  • Government restrictions may prevent you from taking holidays or travelling
  • The business may be prevented from operating due to Government policy or guidelines

Guests showing signs of Covid -19 prior to arrival and those that should be self isolating, should not visit Long Barn. Guests showing signs of Covid-19 whilst staying at Long Barn are required to go for a test locally. The result of this test must be shown to the owner. If positive then the guest must immediately leave if this is reasonably possible. If for any reason that this is not, and self-isolation is required to take place at Long Barn, then all fees for all bookings affected by this self-isolation will be borne by the guest.

Insurance.  We recommend you take out appropiate holiday insurance.

Deposit.  Bookings will only be accepted in writing on an official booking form. Providing the booking is made at least 10 weeks in advance of the commencement of the holiday it must be accompanied by a deposit of 30% of the total rental. If a booking is made less than ten weeks prior to the start of the holiday the rental must be paid in full at the time of the booking.

Final Payment.  Once the booking form has been received applicants are liable for the balance of the rent 8 weeks prior to the start of the letting period. A reminder will be issued. Non payment by the date due will be treated as a cancellation after which the property may be re-let without reference to the applicant.

Cancellation (excluding Covid - 19)  Cancellations may be made by telephone but must be confirmed in writing. In the event the property is re-let a refund will be made of the sum obtained less a £50 administration fee. In the event the property is not re-let the applicant will still be liable for full payment and no refund will be made. We strongly recommend applicants take out adequate travel/cancellation insurance.

Cancellation (Covid - 19)  Cancellations may be made by telephone but must be confirmed in writing. In the event the property is not suitable due to the numbers in your group booking, we will offer you the option to reschedule your booking to a further date or reduce your group number in each property to comply with government law. Should these options not be suitable we will issue a refund of the sum obtained less a £50 administration fee. We strongly recommend applicants take out adequate travel/cancellation insurance.

Damage Deposit Bond.  For group bookings (in excess of 10 persons) the owners may require a damage deposit bond of £500 to be held for the duration of the stay. Payment will be required one week prior to the commencement of your holiday. Repayment, should no deductions be required, will be refunded within a week of your stay.

VAT is included in the rental fee.
   
Eligibility. a. Bookings will not be accepted from groups of single persons under the age of 25.
                 b. Bookings will not be accepted from all male or female parties in excess of 2.

(unless previously arranged with the owners)
 
Tenancy. A tenancy confers upon the tenants the rights to occupy the property for a holiday within the meaning of Schedule 1 Provision 9 of the Housing Act 1998.
 

Tenant’s Obligations. 

  1. To comply with the relevant government guidelines on Covid-19, that are applicable at the time of your stay
  2. Tenants agree to pay for any loss or damage to the property however caused (excluding reasonable wear and tear).
  3. To take good care of the property and leave it in a clean and tidy condition at the end of the tenancy.
  4. To permit the owners or owners representative reasonable access to the property.
  5. Not to sublet the property or share it except with members of the party shown on the booking form.
  6. Not to exceed the total number of people specified in the property description
  7. A cot may only be occupied by a child under the age of two..
  8. Not to cause any annoyance or cause a nuisance to tenants of the adjoining properties.

 

Duration and times of letting.  Lettings are for a maximum of four weeks and commence at 4.30pm on day of the tenancy and end at 10am on day of departure unless otherwise indicated.

Non-availability of the property.  If for any reason beyond the owners control the property is unsuitable for holiday letting all rents and charges paid by the applicant will be fully refunded but the applicants shall have no further claim over the owners.

Facilities.  The owners will make all reasonable endeavours to ensure the facilities such as the swimming pool, indoor and outdoor play areas are available for use for the duration of the tenant’s stay. However no guarantee of availability can be given. The owners will always consider the safety of all guests in any decision to close the pool or other facilities. In term time the pool is used by a local swim school on Fridays afternoons, Saturday morning and Monday afternoons for a couple of hours in each session.

Pets.  Guests must comply with the ‘No Pets’ rule applicable to each property.

Smoking.  Guests are requested not to smoke in any of the properties.

Inventory.  Any discrepancy to the inventory should be reported to the owners within 24 hours of arrival otherwise it will assume the inventory was correct.

Breach of Contract.  If there should be a breach of contract in any of the above conditions the owners reserve the right to enter the property and determine the occurrence without prejudice to the rights of the owners.

Authority to sign. The person who signs the booking form signifies that he or she is authorised to agree to the booking conditions on behalf of all persons included on the booking form. The signatory must be a member of the party intending to occupy the property and be over the age of 18 years.
